Client: Greystar

Project: Savoy Circus, Acton, London

About: Modular student accommodation made up of 338 modules. At seven storeys high, the development will feature 306 studio apartments, plus communal spaces including a café, student lounge, arcade and gym.

Clever thinking: The project adopted a modular building approach, using fully fitted out accommodation modules built offsite. 306 studio modules were installed in less than 8 weeks. The building was clad in a high quality mix of traditional brickwork , stonework and solid zinc and aluminium panels. The building is adjacent a main London trunk road and was designed with high acoustic and air quality control criteria. 

Value added:  Given our experience on similar projects, Box Clever brought a series of significant lessons learnt to the table at pre-contract stage that influenced the project specification to the benefit of the project and the client.


Client: Greystar Holdings

Project:  Sherwood Court, Student Residence, Lewisham

About:  A 611 bed turnkey student residential development using high quality off-site manufactured accommodation modules to support a fast track programme, taking only 11 months from ground works to full handover.

Clever thinking:  To meet the tight deadline, the project adopted a modular building approach, using fully fitted out accommodation modules built offsite. 633 modules were installed in less than 10 weeks and the building was clad in panelised brick slip modules. We visited the site and the modular factory weekly to ensure the supply chain flowed seamlessly and ensured all documentation supplied by the contractor was written to institutional asset standards to ensure rapid asset handover and sign off.

Value added:  This was an exceptionally fast programme, delivered on time and on budget. We supported the client’s investment team and the developers site team from start to finish. We also supported the occupancy phase which saw the building achieve PC and just 4 weeks later the building reached 95% student occupancy having moved 600 students in from a standing start.


Client: Vero Group

Project: Bath Street, Glasgow

About:  12 levels of purpose built student accommodation above a ground level retail space and a basement level containing storage space, bike storage and services. The student accommodation will be a turnkey solution offering 320 units of single occupancy studio rooms in a variety of configurations. 

Clever thinking:  We reviewed and challenged the structural solution proposed by the team to maximise the space on a very tight city centre site, while still fulfilling all the requirements. 

Value added:  The client was undergoing an internal transition, merging three independent multinational organisations with different management styles and processes. We helped manage the aspirations of this new team all while negotiating the contract sum within a tight timeline.


Client: Grosvenor Estates


Project: One Park West

About:  326 apartments set over 15 floors in the heart of the Liverpool One development. Studio, one, two and three bed apartments with ground level retail units on Liverpool’s historic waterfront.

Clever thinking:  The project demanded complex city centre logistics planning in a historic location. Pre-cast concrete frame elements ensured rapid completion of the super structure. The  modular construction emphasis also extended to high quality unitised cladding and use of bathroom pods.

Value added:  The high quality project was handed over on budget, three months early, enabling the client to generate revenue ahead of plan. The shell of the building was also completed ahead of schedule to ensure the building could be showcased as part of the 2008 Liverpool Capital of Culture event. 


Client: Crosby North West Homes Ltd

About:   A multi-phased project to provide 1000 new apartments in a ‘campus setting’. Phases 1, 2 and 3 provided 500 apartments and extensive public realm works.

Clever thinking: Set up a competitive procurement framework for the design team that enabled the client to calculate the exact costs involved upfront.

Value added:  Assisted our client in their move from high end luxury homes in the North West to developing the required teams for the masterplanning and delivery of high rise, high-end residential developments.

About:  The construction of Specialist Supported Accommodation apartments which will support vulnerable adults with a variety of disabilities across all age ranges.

Clever thinking:  Smart, future-proof design with cutting-edge adaptive technology throughout to increase the resident’s independence and dignity whilst reducing the risk of building obsolescence.

Value added:  We've helped HBV open up the development avenues so that the project can increase in scale and complexity to more than 80 units.


Client: Carillion Igloo

Project: The Malings, housing scheme in Newcastle

Award: Design Awards Supreme Winner 2016

About:  76 eco-homes in Newcastle, and winner of the Housing Design Awards Supreme Winner 2016. John helped the client secure a difficult planning consent and dealt with some very challenging ground contamination issues, all while holding the original programme.   

Clever thinking:  Developed an innovative two-stage, two-contractor procurement route to deliver best value. The price was fixed, so contractors competed on most value delivered for that sum. This approach meant the client got a higher spec product for the same budget.

Value added:  The contract was awarded within budget, and through the process we resolved a number of design issues that might have become contract variations.
